What a budget frame actually is

At the end of the concept stage I give every client a budget frame, and I always explain the same thing: it is not a quote. Nobody honest can quote a building from a concept. What I can do is rank the decisions by how expensive they are to reverse.

Structure, excavation, and the building envelope are the top of the list. Get those right on paper and the budget has a skeleton. Finishes, joinery, and lighting are the bottom. Real money, but money you can stage over years without living on a construction site.

The frame also names its own risks. If your plot needs a retaining wall, the frame says so, with a range, before you have committed to anything. The worst version of my profession designs the dream first and discovers the retaining wall during construction.

A client once told me the frame was the first document in the whole process that made her feel calm. That is its actual job. The numbers move (they always move), but they move inside a structure you understood from the start.
